A value add investment strategy targeting fringe London locations capable of providing development like returns without exposure to the same level of risk.
Fabrix i1 was launched in Q4 2016 and is now fully subscribed. The vehicle has placed £30m of equity across its first 5 assets and expects to conclude its investment period by the end of Q2 2017.
The fund focusses on value add assets with strong fundamentals in well-located areas of London which provide affordability to rent sensitive occupiers being priced out of central locations. We identify office and mixed use assets that we can release signiﬁcant value from within a 5 year horizon by way of change of use, unrealised rental potential, adding space and re-letting of vacant areas. Our investments must provide strong downside positions that can sustain inevitable wider market volatility.
The target return for the fund is 15% IRR over its 5 year lifespan.
